Welcome to our home! We’ve tried to let you know everything you’ll need and please have a quick skim through it all. Obviously feel free to contact us if anything isn’t covered.

Key Lockbox
The key lockbox is to the left hand side of the brick entrance to front door. The code is 2357 (all primes below 10 if that helps you remember?!). Please ensure you scramble it afterwards so people can’t see the code and remember to return the key there at the end.
Parking
There’s space for two cars, but we need one is for use by The Tiny Cottage studio which we also let out (it’s at front of the house) so please leave space for a second car on the driveway. Usually we use the space nearest the steps for the main house.

Camilla will be coming in through the side entrance to our utility room to do the Tiny Cottage changeovers 4 ish times through the week at 11am. She won’t need to come into any other room of the house, so you may not even know she’s there she has her own separate key.
Nick will come to garden on Mondays, but again he’s self-sufficient and will keep out of your way. He pop two other days just to water all the plants.
The Garden
You’ll see all sorts of edible plants from tomatoes, to apples, veg, herbs etc etc. Please help yourselves to whatever produce takes you fancy.
There’s a BBQ you are welcome to use too and lighting chimney in the side shed. Might be charcoal left if you are lucky too.
Deckchairs are in the bottom shed if you want to sunbathe.
There is festoon lighting on the terrace powered by battery pack inside RHS of the side shed door.
Small Pond
Please note there is also pond in the garden. It’s not suitable for paddling (because the membrane will tear) and about a foot deep in the middle, so just watch out your very young ones. There are both frogs and newts in there so see if you can spot them…
Chickens
We also have 3 chickens in the garden! These were grown from eggs but aren’t laying age yet (and at least one of them is a cockerel – but not crowing yet). You’re welcome to go and see them.
You can let them out if you wish BUT you will need to be able to catch them and put them back in their enclosure (just the outer bit, the inner bit can be left open). It is not always easy to catch them so proceed with caution.
They are not fully grown so you will have to keep an eye on them if you let them out because there is a predatory cat (the black and white one) which we think might have them. They must also go back in evening or the foxes will get them.
House plants
Please can you water them twice through the week.
Heating & Hot Water
Hot Water is on one from 7.30am to 10.30am and 4pm to 9.20pm but is in a tank so generally last longer. If you need it outside those ours you can hit the ‘boost’ button on the controller in main bedroom by the door. It’s the button on top on the left hand side.
Heating is set to 20C and to come on morning and evening, but it hardly ever gets cool enough to come on. You shouldn’t need to adjust it (we haven’t all summer) but upstairs heating can be ‘boosted’ for an hour by hitting the right hand top button on the controller by main bedroom door. Downstairs is on a separate underfloor circuit, but if you need to adjust that the easiest thing is probably just to call us and I can show you how.
Or you can light a nice warm fire in the stove..
Stove Fire
This is in the living room. Firewood and kindling is in the side shed next to living room. When the stove vents are open it burns hot and fast but you can close them to make it a bit less furnace like.
TV
The TV is connected to the internet for all the main on demand channels (Netflix, Amazon, Now TV, Disney, BBC, ITV, C4, C5, Freeview Play, UKTV Play, Youtube, Spotify Music). You find them by pressing the home button.
Freeview Scheduled TV is on the list or guide button of the remote.
If you want audio or music to come through the stereo turn on the amp and set the input to D1. Then turn tv sound off cos it’s slightly out of sync.
Kitchen
Most things should be self explanatory.
Fridge Freezer – it serves ice and filtered water but the buttons are easy to jumble. Make sure it’s not been put to ‘holiday mode’ by mistake and the ‘ice’ setting is not off. We usually keep freezer at -17 and fridge at 4.
Dishwasher – just before leaving this was fixed, but in case it doesn’t turn on ever. Turn it off at the wall (under the sink) and on again, then try again and that should sort it.
Please don’t use detergent on the frying pans / egg pan / wok / griddle or hob hotplate.
Worktop is pretty resilient, but please wipe up any red wine or dirty pan marks fairly quickly.
Fire Alarms
These are ridiculously over sensitive and don’t be alarmed if they go off. You can need to press that says ‘push’ on any of the ceiling alarms to quieten them and open a window. There is an extractor also which helps.
Fire blanket and extinguisher is in the utility room.
Rubbish
Kitchen bin has an all recycling and all other rubbish section. Please empty them in the wheelie bins at the front.
Main collection is every Thursday and Recycling is Friday 7th August. They will collect the bins from our side of the hedge, but please leave room for collector to wheel the bin past your car.

Bedding
This will all be on the beds and towels in the bathrooms. If you need anything call us but please don’t raid the linen cupboard in the spare room as we will need everything in the for the following week.
Upstairs Office Out of Bounds
We’ve got all our stuff in there, so please don’t go into that room.
Attic Bedroom Door
For the bedroom nearest the staircase, I’ve tape this so it cannot lock closed (it still closes to). Please leave this tape on as the handle sometimes slips and makes it very difficult to open and we don’t anyone to get trapped in there!

Food Shopping
St Pancras Stores, a three-minute walk away, is open till 7pm Monday to Saturday and till 1.30pm on Sundays. Go back up the spur road and turn right by the seating area. Go down the steps and continue to the bottom of the hill were you’ll find the shop on the right.
It sells most provisions including newspapers, milk, juice, alcohol, vegetables, fruit, freshly–baked artisan bread, pastries, croissants and homemade curries.
Frank Richards and Sons Butchers are up on the main road opposite St Anne’s Church. They also sell fresh veg and eggs. Head out to Rotten Row walking towards town. 100 yards from here on the left hand side is a footpath twitten with some steps. Head up there and at the main road turn left and butchers is another 100 yards on the right hand side.
There are farmers markets every Friday morning and the first Saturday of the month. There is also a Tescos, Waitrose and Aldi in town.
Check-out
When you leave, please remember to return the key to the key box outside.
If anything is broken please let us know.
Please also leave it in a reasonable state, obviously we’ll clean it as well, but it would be great if you could do the washing up.
